What does Spring Lakes Resort Offer?

Spring Lakes Resort is Bundaberg’s first riverfront community, specifically designed for premium over 50’s living. Spring Lakes Resort is committed to your holistic wellbeing, making it easy for you to maintain an active, healthy lifestyle. 

How secure is Spring Lakes Resort?

Spring Lakes Resort is very secure with closed circuit TV at the main entry gates. Our homes are fitted with intercom systems enabling residents to control entry gates for visitors and remote-controlled garage doors. We also have professional on-site managers to give additional peace of mind that your home is safe.  

Are pets welcome?

Yes. Spring Lakes Resort is pet friendly; however, we do have a pet approval process.   

Can family and friends stay with me?

Yes. Spring Lakes Resort welcomes family and friends to stay for short periods. We have incorporated additional parking space in each home to make it easy for your visitors to park when visiting. While visiting, we ask that any visitors respect our rules detailed in your Site Agreement and that children remain supervised.  

Who is responsible for maintenance of lawns and gardens?

Spring Lakes Resort attends to the maintenance of the gardens and lawns of front yards and all other common areas. You’re responsible for maintaining all other areas around your house. You will be required to repaint the home every ten years from the original building completion date in accordance with the Site Agreement. 

What is a site agreement?

The Site Agreement provides you with security of tenure under the Manufactured Homes (Residential Parks) Act 2003You are responsible for paying a Weekly Site Fee to Spring Lakes Resort to cover the maintenance of all common areas, including the lawn and garden to the front streetscape of your home. This fee also covers use and maintenance of the community facilities including the indoor and outdoor facilities and the cost of resort management personnel. Rental Assistance on the Site Fee may be available to eligible retirees. 

Can I receive government rebate on my weekly site fees?

If you are eligible for a pension or payments through Centrelink or Veterans’ Affairs, you may be eligible for rental assistance on your Site Fees.  

Who maintains the home?

You are responsible for maintenance of the internal and external of your home in accordance with the Site Agreement. You will be required to repaint the home every ten years from the original building completion date in accordance with the Site Agreement.

Do the weekly site fees increase?

Yes, site fees are adjusted annually by 3% and there is a market review every 3rd year. The method of increase is clearly detailed in the Site Agreement.

Are homes protected against termites?

Yes. All homes and sites are protected from termites in accordance with council building regulations and Australian Standards. It’s your responsibility to conduct a pest and building report before you purchase your home and ensure that any termite certificates or warranties are up to date. 

Can I include my home in my will?

Yes. Your home can be included in your estate and should you wish, we can manage the sale of your property.  

Are there any exit fees when I sell my home?

No. All capital gains are 100% yours to keep. There are no deferred management fees or exit fees. 

Where is Spring Lakes Resort?

Spring Lakes Resort is located on River Springs Drive, Avoca. 

What facilities does Spring Lakes Resort have?

We have extensive facilities including a community clubhouse, BBQ facilities, citrus orchard, library/billiard room, art & craft room, gymnasium, residents’ cafe and bar, free WiFi in the clubhouse, 36-seat cinema, consultation room, bocce lawn, two outdoor pools, residents’ workshop, all-weather bowling green all overlooking a lake and 9-hole golf course. The resort is set on 50 acres landscaped open space on the riverfront. 

Am I eligible to buy?

To live at Spring Lakes Resort you must be over 50 years of age and must purchase a home (no rentals). Children are not permitted to permanently reside in your home but are welcome to visit. 

Are there medical facilities nearby?

Yes. Within 4km of Spring Lakes Resort you have access to Bundaberg hospitals, medical and specialist centres, dentists and pharmacies.  

Is there shopping nearby?

Yes. Coles, Woolworths, Aldi, Harvey Norman, Bunnings, as well as numerous cafes and restaurants, are all less than 2.5 kilometres from Spring Lakes Resort. 

Can I rent at Spring Lakes Resort?

No. In the interests of the entire community, to live at Spring Lakes Resort you must own a home.

What type of contract do I enter into when I buy a home?

There are two documents that you are required to sign. The first is a contract for the purchase of a home from a seller. The second is a Site Agreement that provides you with a right to occupy the home on the site you have selected. 

Do I own the land my home sits on when I buy a home?

No. The Site Agreement provides you with tenure to occupy your site under the Manufactured Homes (Residential Parks) Act 2003. 

How secure is my site agreement?

Your agreement is supported by specific state government legislation, ensuring your tenure is secure. 

How do I pay my site fees?

Site fees are payable by direct debit. 

Do I pay stamp duty when I buy a home?

No. Stamp Duty does not apply when you buy a home at Spring Lakes Resort. 

Are there any other costs?

You will be responsible for all utilities charges related to your home including electricity, water, telephone, home and contents and pest control. You do not pay council rates.   

Are there restrictions if I want to sell my home?

No. You are welcome to sell your home at a time and at a price you choose. You will also keep 100% of any capital gains. Choose to engage a local real estate agent or private sale process to sell your home.
